Sea views, hills, vineyards… these are images that fuel dreams.
But anyone who has ever really lived in a place – not just stayed there – knows that location is about much more than what you see.
At Mabler, we therefore look at location differently. Not superficially, but in layers. Because a home should not only be beautiful, it should also fit in with your life, both today and in the long term.
Choosing the right region
At Mabler, we made a conscious decision to specialise in the Côte d’Azur and, more specifically, the Gulf of Saint-Tropez. Not by chance, but out of conviction.
It is a region that retains its value in the long term. The combination of limited building opportunities, sustained international demand, strong rental potential and an exceptional quality of life means that a well-considered purchase here is rarely non-committal, but rather future-oriented.
However, this sustainability requires insight. Understanding the region means looking beyond the initial impression: knowing about micro-locations, seasonal influences, local regulations and the subtle difference between what looks good and what makes sense in terms of content.
Orientation: living with the sun
Orientation in relation to the sun also plays a crucial role. In the South of France, it determines not only the incidence of light, but also thermal comfort throughout the seasons.
Morning and evening sun, natural shade in summer, protection from heat and wind: these are factors that strongly determine how pleasant a home is to live in. Good orientation provides balance, not only aesthetically, but also practically and energetically.
Accessibility: how does it feel to arrive?
Accessibility is also essential. Not only the distance to airports, villages and amenities plays a role, but also the quality of the access roads and accessibility during the high season.
A home that is easily accessible in winter can have a completely different dynamic in summer. Crowds, traffic flows and timing directly influence ease of use and tranquillity. This is consciously taken into account in the assessment during each visit.
Location on the plot: invisible but crucial factors
The location of the property on the plot — and often also on the hill — is at least as important. Heavy rainfall can occur in this region, and correct positioning ensures that water drains away naturally and does not cause problems for the property or its surroundings.
Elevation, drainage and the relationship with the surrounding terrain are elements that are not always visible, but which are fundamental to comfort, sustainability and peace of mind. That is precisely why they must be explicitly assessed.
Location is a feeling, not an image
Ultimately, location is something you experience, not just see.
It is how you arrive, how you breathe, how you live in July and in November.
That is why at Mabler we do not select based on view alone, but on coherence: between orientation, accessibility, location, surroundings and seasons.
